Adlershof
A south-eastern locality that combines Germany's largest science and technology park and Berlin's largest media location with older garden estates, new housing and student flats, the Johannisthal landscape park on a former airfield, and direct S-Bahn trains to the city and BER airport.
Overview
Adlershof lies in the south-east of Berlin in the Treptow-Köpenick district. On 30 June 2026, 23,037 people were registered here (Amt für Statistik Berlin-Brandenburg).
The locality is shaped by Berlin Adlershof, which its operator WISTA describes as Germany's largest science and technology park and Berlin's largest media location. On 4.6 km² it brings together about 1,300 companies and 18 scientific institutions with about 29,600 employees, plus about 6,200 students at seven science institutes of Humboldt-Universität zu Berlin (figures for 2025). It revives the scientific tradition the site already had in GDR times.
Adlershof attracts many young people: on 30 June 2026 about 14% of residents were aged 18 to 26 (Berlin: about 10%) and about 34% were 27 to 44 (Berlin: about 30%). About 27% held a non-German citizenship (Berlin: about 25%).
Character
The S-Bahn line divides Adlershof into a northern and a southern part, connected by the market square. berlin.de describes the area as suburban in places, with old trees, front gardens and leafy courtyards, and quiet in the evenings and at weekends despite busy weekdays.
- Older housing: 1930s estates with small gardens and Bauhaus-style buildings with front gardens and green courtyards.
- Science city: offices, labs, university buildings and the media city on the WISTA site, with new residential neighbourhoods growing next to them. In December 2025 the Adlershof development area had about 3,900 homes.
- Student housing: new student residences, such as the 153-unit Media Window building.
- Landscape park: the Landschaftspark Johannisthal/Adlershof on the former Johannisthal airfield has a protected nature area where cattle and sheep graze, a circular path, sports fields and play areas.

Housing
- 1930s estates and older houses with gardens, in the residential streets either side of the S-Bahn.
- New builds: new residential quarters next to the science park, and student residences.
- Mixed areas where housing, offices and labs sit close together.
There is no official rent figure for the locality alone. For the district of Treptow-Köpenick as a whole, the IBB Housing Market Report 2025 found a median asking rent of €15.60 per m² net cold (Berlin: €15.78). The WISTA planning area around the science park had a median of €15.42, and the Dörpfeldstraße areas €13.20 to €14.24. New-build flats are usually advertised above these medians.

Quiet evenings
Adlershof is busy on weekdays and quiet in the evenings and at weekends. For nightlife, residents usually head into the city by S-Bahn.
Worth knowing before you move
Honest trade-offs newcomers mention. They are not reasons to avoid a place.
- Construction continues in and around the science park and new residential quarters, so expect building sites and changing streetscapes.
- The area around the science park is lively during working hours but quiet in the evenings and at weekends.
- BER airport is close by S-Bahn, which is convenient for frequent travellers; if aircraft noise matters to you, check the airport's noise information for the exact address.
