Locality · in Charlottenburg-Wilmersdorf
Wilmersdorf
A dense, established residential locality south of the Kurfürstendamm with elegant Altbau quarters, the 1920s buildings around Fehrbelliner Platz, a long linear park, good U-Bahn coverage and a calmer, older population than the inner east.

Overview
Wilmersdorf is a locality (Ortsteil) of the Charlottenburg-Wilmersdorf district. The former farming village was first documented in 1293, received town rights in 1906 and, according to the district office, already had about 100,000 inhabitants by 1910. It merged with Charlottenburg into one district in 2001.
The locality covers about 7.2 km² south of Charlottenburg, bordered by Halensee and Schmargendorf to the west, Dahlem and Steglitz to the south and Friedenau and Schöneberg to the east. About 101,000 people were registered here on 30 June 2026, which makes it one of the more densely populated localities in the city.
Wilmersdorf is mainly residential, with administrative buildings along Fehrbelliner Platz and Bundesallee, the music faculty of the Berlin University of the Arts, the Max Planck Institute for Human Development and the Wilmersdorf Mosque, founded in 1924 and the oldest existing mosque in Germany.
Character
Wilmersdorf is calm, well kept and somewhat older than most of Berlin: about 24% of residents are 65 or over (Berlin: about 19%), and children under 15 make up about 11%. About 25% of residents held a non-German citizenship on 30 June 2026, close to the Berlin average.
Its quarters include:
- Ludwigkiez around Ludwigkirchplatz, close to the Kurfürstendamm, the most sociable part with many restaurants, cafés and bars.
- Bundesplatz / Kaiserplatz quarter, laid out from 1888 for upper-middle-class housing.
- Prager Platz, an ornamental square from the 1870s, largely destroyed in the war and redesigned in 1987.
- Fehrbelliner Platz, built up mainly in the 1920s, with the Preußenpark.
- Rheingauviertel in the south-west, a garden-city-style quarter from just before the First World War that has survived almost unchanged, with streets named after Rheingau wine villages.
On Sundays the Preußenpark is known for the "Thai meadow" (Thaiwiese), where people of East Asian heritage from across Berlin gather and offer regional food.

Wilmersdorf is well covered by three U-Bahn lines and the Ringbahn:
- U3: Spichernstraße, Hohenzollernplatz, Fehrbelliner Platz, Heidelberger Platz and Rüdesheimer Platz, north-east to Wittenbergplatz, Kreuzberg and Warschauer Straße, south-west to Dahlem and Krumme Lanke.
- U7: Konstanzer Straße, Fehrbelliner Platz, Blissestraße and Berliner Straße, towards Spandau or Kreuzberg and Neukölln.
- U9: Spichernstraße, Güntzelstraße, Berliner Straße and Bundesplatz, north to Zoologischer Garten, Moabit and Wedding, south to Steglitz.
- Ringbahn S41/S42 and S46: Hohenzollerndamm, Heidelberger Platz and Bundesplatz, for cross-city trips without going through the centre.
The Kurfürstendamm and the S-Bahn at Zoologischer Garten and Charlottenburg are a short ride north.
Housing
Most housing is in Gründerzeit and early twentieth-century apartment buildings, many of them large and generously laid out, plus the 1920s buildings around Fehrbelliner Platz and the low-rise Rheingauviertel. Postwar buildings fill gaps left by wartime destruction, for example around Prager Platz.
There is no official rent figure for Wilmersdorf alone. As a citywide anchor, the IBB Housing Market Report 2025 found a median asking rent of €15.78 per m² net cold for flats advertised in Berlin in 2025. Check offers against the official rent index query (Mietspiegel 2026); the rent brake (Mietpreisbremse) has been extended in Berlin until the end of 2029.
For families
Children under 15 make up about 11% of residents (Berlin: about 13%, 30 June 2026). Green spaces suited to families:
- Volkspark Wilmersdorf, which continues into Schöneberg as the Rudolph-Wilde-Park: about 2.5 km long but only up to 150 metres wide, with the Fennsee lake, sports facilities, playgrounds and a mini-golf course. Its length makes it popular for running.
- Preußenpark at Fehrbelliner Platz.
- Schoelerpark.
For childcare, search by address in the city's Kita-Navigator. Primary school places are normally allocated by registered address, as decided by the district school office.
Evenings and nightlife
Quiet evenings
Most of Wilmersdorf is quiet in the evening. The exception is the Ludwigkiez around Ludwigkirchplatz near the Kurfürstendamm, where restaurants, cafés and bars stay busy into the night. For clubs, people usually travel to the eastern inner city.
Worth knowing before you move
Honest trade-offs newcomers mention. They are not reasons to avoid a place.
- Wilmersdorf is calm and residential; if you want nightlife and a young crowd on your doorstep, it may feel too quiet.
- Wide roads such as Hohenzollerndamm, Bundesallee and Berliner Straße carry heavy traffic; flats facing them are noisier.
- Large, well-kept Altbau flats are sought after and rarely cheap; compare offers with the rent index before you sign.
- The Thai meadow in Preußenpark draws many visitors on Sundays, so streets around Fehrbelliner Platz can be busy then.
