Charlottenburg

The historic heart of the former West Berlin centre, from the palace and its baroque gardens to Savignyplatz, Kantstraße and the Zoo station area, with grand Gründerzeit flats, two universities, the Deutsche Oper and some of the best transport links in the west.

Overview

Charlottenburg is a locality (Ortsteil) of the Charlottenburg-Wilmersdorf district. The town grew up around the palace built from 1695 for Queen Sophie Charlotte, after whom it is named; it received town rights in 1705 and, by the time of the German Empire, the district office describes it as the richest town in Prussia. It joined Greater Berlin in 1920 and merged with Wilmersdorf into one district in 2001. Since a 2004 reorganisation, the former Charlottenburg is split into three localities: Charlottenburg, Westend and Charlottenburg-Nord.

Today's locality covers about 10.6 km² between the Ringbahn in the west, the Spree in the north and the Zoo area in the east, and about 130,000 people were registered here on 30 June 2026. Its eastern end reaches Zoologischer Garten station and the Kurfürstendamm.

Major institutions include Charlottenburg Palace and its gardens, the Technical University of Berlin (TU Berlin), the Berlin University of the Arts (UdK) and the Deutsche Oper Berlin.

Character

Charlottenburg is urban, cultured and somewhat older on average than the inner-east localities: about 21% of residents are 65 or over (Berlin: about 19%), and about 29% held a non-German citizenship on 30 June 2026 (Berlin: about a quarter). Students of the two universities add a younger layer around the campus.

Main areas:

  • Altstadt Charlottenburg and the Klausenerplatz / Danckelmann area near the palace, with Gründerzeit streets.
  • Mierendorff-Insel in the north, a residential area bounded by the Spree and the Charlottenburg Connecting Canal.
  • Witzleben, around the Lietzensee park.
  • The streets around Savignyplatz and Kantstraße, where a large number of Asian restaurants and shops have given the street the nickname "Asiatown".
  • The area around Zoologischer Garten and the Kurfürstendamm, with shops, offices and hotels.

Charlottenburg is one of the best-connected localities in western Berlin:

  • East-west S-Bahn S3, S5, S7, S9: Zoologischer Garten, Savignyplatz and Charlottenburg, east to Hauptbahnhof, Friedrichstraße and Alexanderplatz; west to Spandau (S3, S9) or Potsdam (S7).
  • U2: Zoologischer Garten, Ernst-Reuter-Platz, Deutsche Oper, Bismarckstraße, Sophie-Charlotte-Platz and Kaiserdamm, east to Potsdamer Platz and Alexanderplatz.
  • U7: Mierendorffplatz, Richard-Wagner-Platz, Bismarckstraße, Wilmersdorfer Straße and Adenauerplatz, towards Spandau or Kreuzberg and Neukölln.
  • U1 (Uhlandstraße, Kurfürstendamm) and U9 (Zoologischer Garten, Kurfürstendamm) for Schöneberg, Kreuzberg, Moabit and Steglitz.
  • The Ringbahn (S41/S42) and S46 run along the western and northern edges, with stations such as Jungfernheide, Westend and Messe Nord just across the boundary.

Housing

Much of Charlottenburg consists of Gründerzeit buildings, many with large flats and high ceilings, from grand houses near Savignyplatz to more modest former workers' housing around Klausenerplatz. There are also postwar buildings where older ones were destroyed.

There is no official rent figure for Charlottenburg alone. As a citywide anchor, the IBB Housing Market Report 2025 found a median asking rent of €15.78 per m² net cold for flats advertised in Berlin in 2025. Check any offer against the official rent index query (Mietspiegel 2026); the rent brake (Mietpreisbremse) has been extended in Berlin until the end of 2029.

For families

Children under 15 make up about 11% of residents, below the Berlin average of about 13% (30 June 2026), but there is good access to green space:

  • Schlossgarten Charlottenburg (about 55 hectares), a baroque palace garden with a carp pond, lawns for picnics and a playground in the parts further from the palace. Entry is free; it opens daily from 8:00 until dusk.
  • Lietzenseepark around the Lietzensee lake in Witzleben.
  • Squares such as Savignyplatz and Klausenerplatz.

For childcare, search by address in the city's Kita-Navigator. Primary school places are normally allocated by registered address, as decided by the district school office.

Evenings and nightlife

Mixed evenings

Charlottenburg's evenings revolve around restaurants, wine bars, theatres, cinemas and the Deutsche Oper rather than clubs. Savignyplatz and Kantstraße are busy late into the evening; the areas around the palace and Lietzensee are quiet.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • The area around Zoologischer Garten and the Kurfürstendamm is busy with shoppers, visitors and traffic; flats there are central but rarely quiet.
  • Large Altbau flats are sought after; check the rent against the rent index and ask for recent heating and operating cost statements, since big rooms with tall ceilings can be costly to heat.
  • Main roads such as Bismarckstraße, Kaiserdamm and Kantstraße carry heavy traffic.
  • If you are offered a furnished flat for a limited period, ask whether the building lies in a social preservation area (*soziales Erhaltungsgebiet*, *Milieuschutz*): since 18 April 2026 such lets there need a district permit.
