Moabit

An inner-city locality surrounded by the Spree and three canals, with Berlin Hauptbahnhof on its south-eastern edge, Gründerzeit streets around Turmstraße, a multilingual everyday life and new-build quarters growing north of the main station.

Overview

Moabit is a locality (Ortsteil) of the Mitte district, just north-west of the government quarter. It is effectively an island: the Spree, the Berlin-Spandau Ship Canal, the Westhafen Canal and the Charlottenburg Connecting Canal enclose it, and the district office counts 26 road, rail and pedestrian bridges linking it to the rest of the city. On 30 June 2026, about 85,000 people were registered here.

The name goes back to Huguenot settlers who called the area terre de Moab after the biblical place of refuge. Moabit joined Berlin in 1861, grew into a dense industrial and working-class area, and belonged to the old Tiergarten district until the 2001 merger that created today's Mitte.

Today it combines major institutions with ordinary residential streets. Berlin Hauptbahnhof, the main station, sits at its south-eastern corner. Along Turmstraße and Alt-Moabit you find the large criminal court, the town hall of the former Tiergarten district and the historic Arminius market hall (Arminiusmarkthalle, opened 1891). The Westhafen inland port lies to the north, and the federal interior ministry has its Berlin offices here.

Character

Moabit is busy and practical rather than polished. Its main shopping street is Turmstraße, and most daily needs can be met on foot. The neighbourhood is home to many households with international backgrounds: on 30 June 2026 about 35% of residents held a non-German citizenship, compared with about a quarter across Berlin, so you will hear many languages in shops and schoolyards. The population is also somewhat younger than the city average, with about 13% aged 65 or over (Berlin: about 19%).

Moabit is made up of several distinct Kieze (neighbourhoods):

  • Stephankiez, north of the main station around Stephanplatz, with largely intact Gründerzeit streets.
  • Beusselkiez in the north-west, with a working-class history.
  • Westfälisches Viertel, between Stromstraße, Alt-Moabit, Gotzkowskystraße and the Spree.
  • Huttenkiez, separated from the rest by industrial land.
  • Lehrter Straße, on the eastern side near the main station.

Large parts of Moabit were destroyed in the Second World War, so you will see restored nineteenth-century blocks next to postwar buildings set back from the street.

  • Tram M5

Moabit is very well connected, especially at its eastern end:

  • U9 stops at Westhafen, Birkenstraße and Turmstraße. Southbound it reaches Zoologischer Garten, Kurfürstendamm and Rathaus Steglitz; northbound Leopoldplatz and Osloer Straße in Wedding and Gesundbrunnen.
  • Hauptbahnhof has the east-west S-Bahn (S3, S5, S7, S9) towards Friedrichstraße, Alexanderplatz and Ostkreuz or Zoologischer Garten and Charlottenburg, the U5 to Brandenburger Tor, Alexanderplatz and Lichtenberg, plus regional and long-distance trains.
  • The Ringbahn (S41/S42) stops at Westhafen and Beusselstraße, which makes cross-city trips without going through the centre easy.
  • Tram M10 now runs from U Turmstraße via Hauptbahnhof, Nordbahnhof and Eberswalder Straße to Warschauer Straße, linking Moabit directly with Prenzlauer Berg and Friedrichshain. M5 and M8 also serve the main station area.
  • S-Bahn station Bellevue (S3, S5, S7, S9) is just across the Spree.

Check the BVG journey planner for your exact route; the western Kieze are mostly served by U9, the Ringbahn and buses rather than by the main station.

Housing

The housing stock is mixed. You will find:

  • Gründerzeit tenement buildings (late nineteenth and early twentieth century), especially in the Stephankiez, where most of the historic fabric survived.
  • Postwar buildings on bombed sites, often with more open layouts.
  • New-build quarters, above all the Europacity development north of Hauptbahnhof, where newly built flats are usually priced at the top of the market.

There is no official rent figure for Moabit alone. As a citywide anchor, the IBB Housing Market Report 2025 found a median asking rent of €15.78 per m² net cold for flats advertised in Berlin in 2025, and €19.97 for newly built flats. Use the official rent index query (Mietspiegel 2026) to check what is legally usual for a specific address before you sign.

For families

Children under 15 make up about 11% of residents (Berlin: about 13%, 30 June 2026). Green space is spread across several small and medium-sized parks rather than one large one:

  • Fritz-Schloß-Park, a rubble hill built on a former parade ground, with sports facilities.
  • Kleiner Tiergarten and Ottopark between Turmstraße and Alt-Moabit.
  • Geschichtspark Zellengefängnis Moabit opposite the main station, a memorial park on the site of a nineteenth-century prison with lawns, woodland paths and play areas.
  • The large Tiergarten park lies just across the Spree.

For childcare, search by address in the city's Kita-Navigator. Primary school places are normally allocated by your registered address: the district school office decides which school serves which streets, so check the catchment before you choose a flat if this matters to you.

Evenings and nightlife

Mixed evenings

Moabit has plenty of restaurants, cafés and neighbourhood bars, particularly around Turmstraße and the Arminius market hall, but no concentrated club scene. Evenings are lively on the main streets and quiet in most side streets. Tram M10 takes you directly to the bars of Prenzlauer Berg and Friedrichshain.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • Main roads such as Alt-Moabit and Turmstraße, the rail lines and the Westhafen port bring traffic and noise; if a flat faces a main road or the tracks, visit at rush hour.
  • Because Moabit is enclosed by water, journeys by car or bike funnel over a limited set of bridges, which can lengthen some trips.
  • Building quality varies a great deal between renovated Gründerzeit houses and simpler postwar blocks; always view in person and ask about heating and windows.
  • New flats in Europacity and around the main station are expensive compared with older stock in the same locality.
  • If you are offered a furnished flat for a limited period, ask whether the building lies in a social preservation area (*soziales Erhaltungsgebiet*, *Milieuschutz*): since 18 April 2026 such lets there need a district permit.
