District

Schwabing-West

The "district of squares" north of the Maxvorstadt, with well-kept older apartment buildings around Kurfürstenplatz, Hohenzollernplatz and Elisabethplatz, the Luitpoldpark and good U-Bahn links. The most densely populated district in Munich and a sought-after residential area.

Overview

Schwabing-West (district no. 4) separated from Schwabing in 1909 and was enlarged in the 1996 district reform, when the northern parts of Schwabing, the Luitpoldpark and part of the Oberwiesenfeld were added. It lies north of the Maxvorstadt, with Milbertshofen to the north, Neuhausen to the west and Schwabing to the east along Leopoldstraße.

On 31 December 2025, 69,484 people lived here on about 4.4 km². With 159 residents per hectare it is the most densely populated of Munich's 25 districts. About 24% of residents did not hold German citizenship.

Character

The city portal calls Schwabing-West the "district of squares" and one of Munich's preferred residential areas.

  • Squares: Kurfürstenplatz, Hohenzollernplatz, Elisabethplatz and Habsburgerplatz.
  • Older buildings: renovated apartment buildings with mansard roofs and Jugendstil facades, for example on Ainmillerstraße, Apianstraße and Agnesstraße.
  • Barbarasiedlung: a small estate of one- to four-family houses built between 1909 and 1918 for military clothing office staff.
  • Ackermannbogen: a larger residential complex in the west of the district.
  • Landmarks: St. Ursula, called the "cathedral of Schwabing", and the Schwabing hospital at Kölner Platz.

Getting around

  • U2
  • U3
  • U8
  • U-Bahn: U2 and U8 at Hohenzollernplatz; U2, U3 and U8 at Scheidplatz; U3 at Bonner Platz and Petuelring (U3 and U8).
  • Trams and buses serve the squares and connect to the Maxvorstadt and Schwabing.
  • The Bürgerbüro at Scheidplatz (Belgradstraße 77) is one of the city's six citizens' offices.

Housing

The streetscape is shaped by a high share of older buildings, many of them renovated, plus larger complexes such as the Ackermannbogen. Almost all homes are rented or owner-occupied flats in multi-storey buildings; the Barbarasiedlung is a rare exception with small houses and gardens.

For families

About 12% of residents were under 18 at the end of 2025 (city average 15.2%). The Luitpoldpark has a playground with the Pumuckl fountain, a 37-metre hill with views over the city and free outdoor sports sessions in summer. The Nordbad offers indoor and outdoor swimming.

Evenings and nightlife

Mixed evenings

Mainly residential, with cafés, bistros and restaurants around the squares; for clubs and bars, Schwabing's Leopoldstraße and the Maxvorstadt are close by.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • The most densely built district in Munich; green space is concentrated in the Luitpoldpark.
  • Described by the city portal as one of Munich's preferred residential areas, so demand for flats is high.
