District
Schwabing-Freimann
Munich's former artists' quarter around Leopoldstraße and Münchner Freiheit, with Jugendstil streets, cabaret and nightlife, joined to the larger and greener Freimann in the north with the Studentenstadt and most of the northern English Garden. The U3 and U6 run through it.

Overview
District no. 12 combines Schwabing (east of Leopoldstraße), first documented in 782 as Suuapinga and thus older than Munich itself, and Freimann to the north, roughly beyond Domagkstraße. The district borders the Isar to the east, Milbertshofen-Am Hart to the west and the city boundary to the north.
On 31 December 2025, 76,809 people lived here on about 25.7 km², 30 per hectare; large parts of Freimann are parkland, nature reserve and business areas. About 30% did not hold German citizenship.
Character
- Schwabing: once home to artists and the bohème (the satirical magazine Simplicissimus and the magazine Jugend, which gave Jugendstil its name, were based here), today one of Munich's most popular residential and nightlife areas. Jugendstil facades and buildings from around 1900 still shape the side streets.
- Leopoldstraße and Münchner Freiheit: a busy strip of shops, cafés, restaurants and bars; Münchner Freiheit is the centre of old Schwabing and a transport hub.
- Newer quarters: Parkstadt Schwabing with the Highlight Towers, the Schwabinger Tor and the Domagkpark on the former Funkkaserne site.
- Freimann: a mix of business and residential areas, with the Euro-Industriepark and the M.O.C. trade centre. The Studentenstadt, with almost 2,500 places in 14 buildings, is described as Germany's largest student housing estate. The Alte Heide is a calm residential area with houses mostly built after the First World War.
- Fröttmaninger Berg: a renaturalised former landfill with a wind turbine and, on clear days, views of the Alps.
Getting around
- U3
- U6
- U-Bahn: U3 and U6 under Leopoldstraße (Giselastraße, Münchner Freiheit); the U6 continues north via Dietlindenstraße, Studentenstadt, Freimann and Kieferngarten towards Garching-Forschungszentrum.
- Trams and buses complement the U-Bahn.
Housing
Schwabing offers well-preserved older apartment buildings in side streets and calmer residential blocks; the city portal calls it one of Munich's most popular residential areas. Newer quarters such as the Domagkpark and the Schwabinger Tor add modern flats. Freimann mixes business areas with residential areas such as the Alte Heide, and has a large stock of student housing in the Studentenstadt.
For families
About 14% of residents were under 18 at the end of 2025 (city average 15.2%). The southern and central English Garden lies along Schwabing, and almost all of its northern part is in Freimann, including part of the 347-hectare Fröttmaninger Heide nature reserve. The Ungererbad is a city-run outdoor pool.
Evenings and nightlife
Lively nightlife
Leopoldstraße and Münchner Freiheit are busy in the evenings and at weekends with pubs, cafés, cocktail bars and comedy venues; cabaret has a long tradition here, for example the Münchner Lach- und Schießgesellschaft. Freimann is much quieter.
Worth knowing before you move
Honest trade-offs newcomers mention. They are not reasons to avoid a place.
- Schwabing's nightlife streets can be loud at weekends; Freimann and the Alte Heide are calmer.
- A large district, so commutes and atmosphere differ a lot between Schwabing and northern Freimann.
