District

Ramersdorf-Perlach

Munich's most populous district in the south-east, combining the historic village of Altperlach, the garden-city area of Waldperlach and Neuperlach, Germany's largest satellite town of the 1960s, now an urban renewal area. Many families, the Ostpark and the U5 and S-Bahn connect it with the centre.

Overview

District no. 16 joins Ramersdorf in the west with Perlach, first mentioned around 790 and incorporated into Munich in 1930. Perlach has three distinct parts: Altperlach, the historic core around Pfanzeltplatz with the listed St. Michael church (1728–1730); Waldperlach, a garden-city area of single-family houses that grew from early 20th-century weekend houses; and Neuperlach, built from the 1960s as a relief town (Entlastungsstadt) for Munich's post-war housing shortage.

On 31 December 2025, 121,271 people lived here on about 19.9 km², making it the most populous of Munich's 25 districts. About 36.5% did not hold German citizenship, and 16.8% of residents were under 18, both above the city averages.

Character

  • Neuperlach was planned as a "city of modernity" and is described by the city portal as Germany's largest satellite town, with large housing blocks around the Wohnring and Theodor-Heuss-Platz. The city designated two urban renewal areas in January 2022: Neuperlach Nord (about 208 hectares, including the Ostpark) and Neuperlach Zentrum (around Hanns-Seidel-Platz and the Perlacher Einkaufspassagen shopping centre), aiming at energy-efficient renovation, better open spaces and affordable housing.
  • Altperlach keeps its village character around Pfanzeltplatz.
  • Waldperlach is mainly single-family homes, with some newer apartment buildings.
  • Ramersdorf borders Perlach to the west.

Housing

Neuperlach is known for its large housing blocks from the 1960s and later, many of them due for renovation; Waldperlach and parts of Altperlach offer houses and smaller buildings. The city's renewal programme for Neuperlach includes creating affordable housing.

For families

The district has many families: 16.8% of residents were under 18 at the end of 2025 (city average 15.2%). The Ostpark has small ponds, winding paths and a popular sledging hill, and next to it the Michaelibad combines indoor and outdoor pools with a large sauna area.

Evenings and nightlife

Quiet evenings

A mainly residential district around the Perlacher Einkaufspassagen and the old village centres; the city centre and Haidhausen are reached by U-Bahn or S-Bahn.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • Until 8 November 2026, construction between Neuperlach Zentrum and Neuperlach Süd means replacement buses on the U5; the S-Bahn through Neuperlach Süd is an alternative.
  • Many estates in Neuperlach are due for renovation under the city's renewal programme; ask about planned works when you view a flat.
  • Very different housing types between Neuperlach, Altperlach and Waldperlach.
