District

Reinickendorf

Berlin's north-western district, about one third forest and water, ranging from the lively centre of Tegel on the Tegeler See and the large Märkisches Viertel estate to quiet villa suburbs and village-like Lübars. Former Tegel airport is being turned into a technology campus and a new residential quarter.

Overview

Reinickendorf covers the north-west of Berlin, from the Tegeler See and the Havel to the city boundary with Brandenburg. The district office describes it as a district of contrasts; about a third of its area is forest and water.

It has eleven localities (Ortsteile). On 30 June 2026, 270,735 people were registered in the district (Amt für Statistik Berlin-Brandenburg). The largest localities are Reinickendorf (about 86,100), the Märkisches Viertel (41,000), Tegel (37,600) and Wittenau (25,800); smaller ones include Heiligensee (17,800), Hermsdorf (16,400), Frohnau (16,200), Waidmannslust (11,600), Borsigwalde (7,100), Konradshöhe (6,100) and Lübars (5,000).

The district has an older age structure than Berlin as a whole: the average age was 44.7 years (Berlin: 42.9), and about 23% of residents were 65 or older (Berlin: about 19%). About 23% held a non-German citizenship (Berlin: about 25%).

Character

  • Tegel: the lively centre of the district, with Berliner Straße's everyday shops, the Hallen am Borsigturm shopping centre in a former factory, the 65-metre Borsigturm (Berlin's oldest high-rise), and the Greenwich-Promenade on the Tegeler See, a lake about four kilometres long with excursion boats. Humboldt Palace and the old oak "Dicke Marie", Berlin's oldest tree, are near the lake.
  • Reinickendorf locality: mostly low-rise, with the old village core of Alt-Reinickendorf, 1920s estates such as the Weiße Stadt, a UNESCO World Heritage Site since 2008, 1950s housing such as the Cité Berthezène built during the French presence, and shopping streets around Residenzstraße and Ollenhauerstraße.
  • Märkisches Viertel: a large estate built from the 1960s with about 17,000 flats, surrounded by allotments, fields and detached houses, with the Märkisches Zentrum, the largest shopping centre in northern Berlin.
  • Frohnau, Hermsdorf and Waidmannslust: very quiet residential areas with villas and single-family homes.
  • Heiligensee, Konradshöhe and Lübars: village-like localities. Lübars keeps its farms, village green and fields, with a leisure park on a former landfill and the Ziegeleisee lido.
  • Former Tegel airport: closed in November 2020. The state-owned Berlin TXL company is developing the Urban Tech Republic, a research and industry campus that will house the Berliner Hochschule für Technik, and the Schumacher Quartier with more than 5,000 homes for over 10,000 people.

Getting around

  • U6
  • U8
  • S1
  • S25
  • S85
  • U-Bahn: the U6 starts at Alt-Tegel in the west of the district and runs south via the Kurt-Schumacher-Platz junction towards Wedding and the city centre. The U8 starts at Wittenau in the east and runs south towards Gesundbrunnen and Alexanderplatz.
  • S-Bahn: the S25 serves Heiligensee, Schulzendorf, Tegel, Eichborndamm, Karl-Bonhoeffer-Nervenklinik (change to the U8) and Alt-Reinickendorf. The S1 and S85 serve the north-east, including Waidmannslust and Frohnau.
  • Buses cover the areas between the rail lines, especially near the city boundary.

Main roads include the A111 motorway, Müllerstraße/B96 and Waidmannsluster Damm.

Housing

  • Large estates: the Märkisches Viertel, plus post-war housing across the Reinickendorf locality, Wittenau and Tegel.
  • 1920s and 1950s estates: for example the Weiße Stadt, the Freie Scholle workers' estate in Tegel and the French-era Cité Guynemer and Cité Berthezène.
  • Villas and single-family homes: dominant in Frohnau, Hermsdorf, Waidmannslust, Heiligensee, Konradshöhe and Lübars.
  • New builds: substantial future construction at the Schumacher Quartier on the former airport site.

In the 2025 IBB housing market report, Reinickendorf's median asking rent was among the lowest in Berlin, with about 2,500 listings. The berlin.de district portrait also describes it as one of Berlin's more inexpensive residential areas.

For families

On 30 June 2026 about 13.9% of residents were under 15 (Berlin: 13.3%), including about 13,900 children under six.

Families have a lot of nature close by: the Tegeler See and Tegeler Forst, the Lübars fields with its leisure park, children's farm and the Ziegeleisee lido, the Kienhorstpark and the Schäfersee. The villa suburbs are calm but more spread out, so schools, Kitas and shops may be a bus ride away.

Search daycare places by address in the Kita-Navigator and look up schools in the Senate's school directory; see our guides on childcare and schools.

Evenings and nightlife

Quiet evenings

Reinickendorf is a quiet residential district. Evening life centres on restaurants and beer gardens in Alt-Tegel and on the Tegeler See; for bars and clubs most residents head to the inner city.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • Distances are large. Getting from Frohnau, Heiligensee or Lübars to the centre or to the eastern districts takes considerably longer than from Tegel or the Reinickendorf locality, so check the journey from the exact address.
  • Some outer areas are served mainly by buses and S-Bahn lines that run every 20 minutes, so everyday errands there are easier with a bike or car.
  • Aircraft noise ended with the closure of Tegel airport in 2020, but the A111 and main roads remain loud in places; many homes near them have soundproof windows.
  • The redevelopment of the former airport will bring building sites and new traffic to parts of Tegel and the surrounding areas for years.
