District
Tetuán
A varied northern district along Calle Bravo Murillo, from the AZCA financial centre and Castellana towers to older, low-rise streets, with one of the city's largest immigrant communities, very good Metro links and rents a little below the city average.
Overview
Tetuán (District 6) lies north of Chamberí, west of the Paseo de la Castellana. Its origins go back to an army camp set up in 1860 after the Spanish-Moroccan War, around which traders and later new arrivals to Madrid settled. Wikipedia gives a population of over 151,000.
Its six wards are Bellas Vistas, Cuatro Caminos, Castillejos, Almenara, Valdeacederas and Berruguete.
Character
- Wikipedia calls it one of Madrid's most heterogeneous districts, architecturally and socially: from the skyscrapers of AZCA, Madrid's financial centre, to small, older houses in the west.
- Calle Bravo Murillo is the district's backbone; west of it, Bellas Vistas, Berruguete and Valdeacederas have older, lower buildings, while the east has been more extensively redeveloped.
- Wikipedia notes that it has one of the largest foreign-born populations among Madrid's districts, which has also made its population younger.

Housing
A mix of older, lower buildings and modern apartment blocks. Asking rents are a little below the city average, and OCU counted Tetuán among the districts with the most rental listings in May 2026.
For families
The district has public and private schools. The Huerta del Obispo park is one of its green spaces.
Evenings and nightlife
Mixed evenings
Mostly residential, organised along Calle Bravo Murillo; the AZCA area is mainly offices.
Worth knowing before you move
Honest trade-offs newcomers mention. They are not reasons to avoid a place.
- Conditions vary a lot from street to street; visit the exact building and check its state, lifts and heating.
- Good Metro links make it a practical base for jobs along the Castellana.
