District
Avenidas Novas
Lisbon's late-19th-century 'new avenues' between Marquês de Pombal and Campo Grande: a central business district with universities, embassies and museums, Art Nouveau and Art Deco façades, and three Metro lines. 23,261 residents in 2021.

Overview
Avenidas Novas was created in the 2012 reorganisation of Lisbon's parishes from the former parishes of São Sebastião da Pedreira and Nossa Senhora de Fátima and part of Campolide. The parish council gives its area as 2.92 km², and the 2021 census counted 23,261 residents (INE).
The name comes from the urban plan drawn up by engineer Ressano Garcia at the end of the 19th century, inspired by Haussmann's Paris: wide avenues crossing at right angles and forming square blocks. The main avenues start at the Marquês de Pombal roundabout with Parque Eduardo VII and Rua Fontes Pereira de Melo, pass the Picoas roundabout and continue along Avenida da República towards Campo Grande.
Character
- A business district. The parish council describes Avenidas Novas as one of the city's strategic business centres, with universities, embassies, museums and two of Lisbon's largest performance venues.
- Architecture. Early buildings were single-family houses with eclectic, Art Nouveau and Art Deco façades and front gardens, built for a growing middle and upper-middle class.
- Population. In 2021, 13.1% of residents were under 15 and 23.5% were 65 or older, close to the city averages (13.0% and 23.4%). About 10% were foreign nationals, the same as the city as a whole.
Getting around
- Metro Yellow line
- Metro Blue line
- Metro Red line
- Metro: three lines serve the area. The Yellow line has stations at Marquês de Pombal, Picoas, Saldanha, Campo Pequeno and Entre Campos; the Blue line at Marquês de Pombal, Parque, São Sebastião and Praça de Espanha; and the Red line starts at São Sebastião and stops at Saldanha on its way to Alameda, Oriente and the airport.
- Citizen Shop: the Saldanha Citizen Shop (Mercado 31 de Janeiro) has desks of the tax authority, Social Security, the Lisbon City Council and IMT.
Housing
We have no official rent figures for the parish; the municipality of Lisbon had a median rent of €17.42 per m² for new leases in the first quarter of 2026 (INE data reported by ECO), and the parish council itself describes the area as one of Lisbon's most upmarket residential zones.
For families
Children under 15 made up 13.1% of residents in 2021. Parque Eduardo VII is the main large park. Public school places are allocated by area of residence; contact the school serving your address.
Evenings and nightlife
Mixed evenings
The parish council highlights performance venues and museums; for bars and evening noise near a specific flat, visit in the evening before deciding.
Worth knowing before you move
Honest trade-offs newcomers mention. They are not reasons to avoid a place.
- Very central and well connected: three Metro lines and the Saldanha Citizen Shop are within the area.
- Ask whether a flat is on a main avenue or a side street; traffic noise differs a lot.
