District
Zuid
A largely prosperous district south of the canal ring, from the museums and Vondelpark of Oud-Zuid and the dense streets of De Pijp to the Rivierenbuurt, Buitenveldert and the Zuidas business district, with excellent tram, metro and rail links and some of the highest housing costs in the city.
Overview
Zuid was created on 1 May 2010 by merging the former districts of Oud-Zuid and Zuideramstel. It covers about 17.4 km² and had 146,395 residents on 1 January 2026. The A10 ring road crosses the district from west to east.
Since 2022 the district has been organised into three areas:
- Oud-Zuid, with the Vondelpark, Museumplein, the Olympic Stadium and the neighbourhoods of Berlage's Plan Zuid (see the Oud-Zuid profile).
- De Pijp and the Rivierenbuurt, including the Albert Cuyp market and nineteenth- and early twentieth-century streets (see the De Pijp profile).
- Buitenveldert and the Zuidas, residential areas around the international business district and the campus of the Vrije Universiteit (VU).
Character
Zuid is home to many of Amsterdam's best-known institutions: the Rijksmuseum (1885), the Van Gogh Museum, the Stedelijk Museum and the Concertgebouw (1888) around Museumplein, and the Olympic Stadium built for the 1928 Games.
- Oud-Zuid has spacious and affluent residential areas, particularly the Apollobuurt, Museumkwartier and Willemspark, alongside streets with smaller flats such as the Hoofddorppleinbuurt and Schinkelbuurt.
- De Pijp is dense, diverse and busy, with the Albert Cuyp market, the former Heineken brewery and many cafés.
- The Zuidas around Station Zuid is the city's international business district, while Buitenveldert further south is calmer, with post-war housing and more green.

Zuid has some of the best connections in the city.
- Train: Station Zuid is a major interchange for intercity and regional trains, and Station RAI is on the same line.
- Metro: 50 and 51 (ring line, stopping at Amstelveenseweg, Zuid and RAI) and 52 (the north–south line: De Pijp, Europaplein and Zuid, to the centre and Amsterdam-Noord).
- Trams: 2 (Hoofddorpplein, Museumplein, Centraal Station), 4 (Rijnstraat and RAI via Van Woustraat to Centraal Station), 5 (Museumplein, Concertgebouw, Stadionweg and Station Zuid to Amstelveen), 12 (Van Baerlestraat, Ceintuurbaan and Amstelstation), 24 (Centraal Station via Museumplein to VU medisch centrum), 25 (Station Zuid and Amstelveen via Beethovenstraat and De Pijp to Muiderpoortstation) and the peak-hour line 6 (Station Zuid to Amstelveen Westwijk).
Line 3 was discontinued on 29 March 2026 and its route split between lines 12 and 25, which meet at the De Pijp stop; line 24 no longer runs on the Ferdinand Bolstraat.
Housing
Housing ranges from large late nineteenth-century and 1920s–1930s apartments in Oud-Zuid, through the small, dense flats of De Pijp, to post-war flats and family houses in Buitenveldert and new high-rise apartments around the Zuidas.
Zuid is one of the most expensive parts of the city. There is no official rent figure for the district alone; according to I amsterdam, Amsterdam rents are among the highest in the Netherlands and most newcomers rent in the private sector. Check whether a rent falls under the points system before you sign (see our tenant rights guide).
For families
Zuid has several large parks: the Vondelpark, the Beatrixpark near the Zuidas, the Amstelpark in the south and the smaller Sarphatipark in De Pijp; the northern part of the Amsterdamse Bos borders the district to the south-west. Oud-Zuid has a historic public swimming pool, the Zuiderbad (1912).
Register in good time for primary school, as many schools keep waiting lists; I amsterdam recommends Scholen op de Kaart to compare schools near your address. Our schools and childcare guides explain the system.
Evenings and nightlife
Mixed evenings
De Pijp is lively in the evenings, with bars and cafés around the Marie Heinekenplein and along the Frans Halsstraat, Ferdinand Bolstraat and Van Woustraat. Oud-Zuid's evenings centre on concerts and restaurants, while Buitenveldert and the residential parts of the Zuidas are quiet.
Worth knowing before you move
Honest trade-offs newcomers mention. They are not reasons to avoid a place.
- Housing costs are among the highest in Amsterdam; compare offers carefully and check rents against the points system.
- The A10 ring road and the railway through the Zuidas bring traffic noise to nearby streets; ask about noise insulation and visit at rush hour.
- Tram routes changed on 29 March 2026 (line 3 discontinued, lines 12, 24 and 25 rerouted); older maps are out of date.
