Overview

The 14th arrondissement, officially Observatoire after the Paris Observatory, runs from Montparnasse to the southern ring road. It covers about 5.6 km² and had 136,455 residents in the 2023 legal population (Insee), about 24,300 per km². Its quartiers are Montparnasse, Parc-de-Montsouris, Petit-Montrouge and Plaisance.

Universities and the student residences of the Cité internationale give it a sizeable young population: 17% of residents were aged 15 to 24 in the 2023 census (Paris: 14%).

Local services such as civil status, identity documents, crèche requests and school enrolment are handled by the district town hall, the Mairie du 14e, which also runs an annex on rue Pierre-Castagnou.

Character

  • Montparnasse: the boulevard du Montparnasse brasseries and cinemas on the border with the 6th, the theatres of rue de la Gaîté and the Montparnasse cemetery. The Tour Montparnasse and the station are just across the border in the 15th.
  • Denfert-Rochereau and Petit-Montrouge: the entrance to the Catacombs of Paris on the Place Denfert-Rochereau, the market street rue Daguerre, and the shopping streets around Alésia.
  • Parc-de-Montsouris: Parc Montsouris, a large landscaped park, and opposite it the Cité internationale universitaire de Paris, a campus of residences built by many countries for students and researchers.
  • Plaisance: residential streets with small buildings, social housing blocks and newer developments, west of avenue du Maine.

  • Métro: line 4 runs north–south (Vavin edge, Raspail, Denfert-Rochereau, Mouton-Duvernet, Alésia, Porte d'Orléans) and continues south to Montrouge and Bagneux. Line 6 runs on a viaduct along the northern boulevards (Edgar Quinet, Raspail, Denfert-Rochereau, Saint-Jacques). Line 13 serves Gaîté, Pernety, Plaisance and Porte de Vanves. The Montparnasse–Bienvenüe interchange (lines 4, 6, 12, 13) is on the northern edge.
  • RER: RER B at Denfert-Rochereau and Cité Universitaire, towards Châtelet, Gare du Nord and Charles-de-Gaulle in one direction and the southern suburbs and Orly (via Orlyval) in the other.
  • Tram: the T3a runs along the southern boulevards.
  • Rail: Gare Montparnasse (in the 15th) is within walking distance for trains to western France.

Housing

The 14th mixes older and post-war buildings: 24% of main residences were in buildings completed before 1919 and 44% in buildings from 1946 to 1990 (2023 census). 52% had one or two rooms.

Of the 86,500 dwellings counted, 8% were second homes or occasional-use flats and 10% vacant. Among main residences, 64% were rented, including 20% social housing (Paris: 18%) and 14% furnished. Owner-occupiers made up 32%.

Rent control applies. Check the reference rent with the City of Paris tool and OLAP's market-rent estimates by quartier for early 2026.

For families

Children under 15 made up 12.3% of residents in 2023 (Paris: 12.8%). Parc Montsouris, at about 15.5 ha, is one of the largest parks inside the city and popular with families. Other spaces include the Square du Serment-de-Koufra, the Jardin Anna-Marly and a section of the Petite Ceinture walkway.

Crèche requests and school enrolment go through the Mairie du 14e. Public schools are allocated by home address.

Evenings and nightlife

Mixed evenings

Montparnasse and rue de la Gaîté have theatres, cinemas, brasseries and bars that stay busy in the evening. The rest of the 14th, around Alésia, Montsouris and Plaisance, is mostly residential and calm at night.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • Demand from students is high around the Cité internationale and the universities, especially for studios before the academic year.
  • The RER B gives direct trains to both Paris airports, but it is very crowded at peak times.
  • Montparnasse is a busy transport and office hub. Streets further south are quieter.
