District
6th arrondissement (Luxembourg)
Saint-Germain-des-Prés, Odéon and the Jardin du Luxembourg: a historic Left Bank district of publishers, bookshops, galleries and cafés, with an older population, larger flats and one of the lowest shares of social housing in Paris.

Overview
The 6th arrondissement, officially Luxembourg, lies on the Left Bank between the Seine and Montparnasse, around the Jardin du Luxembourg and the Senate. It covers about 2.2 km² and had 40,389 residents in the 2023 legal population (Insee), about 18,800 per km². Its quartiers are Monnaie, Odéon, Notre-Dame-des-Champs and Saint-Germain-des-Prés.
It has the oldest population of any arrondissement: in the 2023 census, 25% of residents were 65 or over (Paris: 18%), while 19% were aged 15 to 24, reflecting the universities nearby.
Local services such as civil status, identity documents, crèche requests and school enrolment are handled by the district town hall, the Mairie du 6e.
Character
- Saint-Germain-des-Prés: the abbey church, historic cafés, publishers, bookshops, art galleries and fashion shops. The École des Beaux-Arts and the Institut de France are towards the river.
- Odéon: the Odéon theatre, cinemas, university buildings and streets leading down to Saint-Michel, with many students during term.
- Luxembourg and Notre-Dame-des-Champs: the Jardin du Luxembourg, owned by the Senate, with its fountains, orchard and play areas, and quiet residential streets south towards Montparnasse and the avenue de l'Observatoire.
- Monnaie: the Paris mint and the narrow streets around rue de Buci and rue Dauphine, with markets and restaurants.
Rue de Rennes is the main shopping street towards Montparnasse, where the 6th meets the 14th and 15th.

- RER B
- RER C
- Métro: line 4 runs the length of the 6th (Saint-Michel, Odéon, Saint-Germain-des-Prés, Saint-Sulpice, Saint-Placide, Montparnasse–Bienvenüe, Vavin). Line 10 serves Odéon, Mabillon and Sèvres–Babylone, and line 12 Rennes, Notre-Dame-des-Champs and Montparnasse. The Montparnasse–Bienvenüe interchange on the southern edge adds lines 6 and 13, and Duroc (lines 10 and 13) is on the western edge.
- RER: RER B stops at Luxembourg, and Saint-Michel–Notre-Dame (RER B and C) is on the edge with the 5th.
- Rail: Gare Montparnasse, for trains to western France, is just across the boundary in the 15th.
Housing
The 6th has older and larger homes than central Paris on average. In the 2023 census, 65% of main residences were in buildings completed before 1919, and 31% had four or more rooms (Paris: 22%).
Owner-occupiers made up 42% of main residences (Paris: 33%) and tenants 51%, with 14% furnished. Social housing was only 3% of main residences, among the lowest shares in Paris. Of the 31,500 dwellings counted, 22% were second homes or occasional-use flats and 8% vacant.
Rentals tend to be either small furnished flats or large family flats. Rent control applies: check the reference rent for the address with the City of Paris tool, and OLAP's market-rent estimates by quartier for early 2026.
For families
Children under 15 made up 9.3% of residents in 2023 (Paris: 12.8%). The Jardin du Luxembourg is the main draw for families, with play areas and activities. Other green spaces include the Jardin des Grands-Explorateurs, which continues the Luxembourg's axis towards the Observatoire, and small squares such as the Square Félix-Desruelles next to the church of Saint-Germain-des-Prés.
Crèche requests and school enrolment go through the Mairie du 6e. Public schools are allocated by home address.
Evenings and nightlife
Mixed evenings
Cafés, wine bars, restaurants and a few jazz clubs keep Saint-Germain-des-Prés, Odéon and rue de Buci busy in the evening. The streets around the Luxembourg and Notre-Dame-des-Champs are quiet at night.
Worth knowing before you move
Honest trade-offs newcomers mention. They are not reasons to avoid a place.
- Social housing is rare (3% of main residences in 2023), and the rental market is dominated by furnished studios and large family flats.
- Saint-Germain-des-Prés and Odéon are busy with visitors and students, particularly on weekend evenings.
- Two-fifths of homes are owner-occupied and one in five is a second home or occasional-use flat, so long-term rentals are limited.
