Locality
North York City Centre
A high-density district of condominium and office towers along Yonge Street between Sheppard and Finch avenues, built as the downtown of the former City of North York, with three Line 1 stations, Line 4 Sheppard and Mel Lastman Square.

Overview
North York City Centre stretches along Yonge Street from just south of Sheppard Avenue north to Finch Avenue, and a few blocks east and west, generally to Doris Avenue and Beecroft Road. Most of it lies within the Willowdale area.
Once farmland and then suburbs, the area was developed as a downtown for the former City of North York after the Yonge subway was extended north. North York Centre station opened in 1987 and the Sheppard subway in 2002. Since amalgamation in 1998 it has been the largest of Toronto's business centres outside downtown.
Character
- A high-density district of condominium and office towers, with shops at street level along Yonge Street, which is six lanes wide here and carries heavy traffic.
- Mel Lastman Square, next to the civic centre, is the central public space.
- Around the square are North York Central Library, a performing arts centre and the headquarters of the Toronto District School Board; Gibson House is a local history museum.
- Shopping centres such as Empress Walk and the Sheppard Centre are on Yonge Street.
Getting around
- Line 1 Yonge-University (Sheppard-Yonge, North York Centre, Finch)
- Line 4 Sheppard
- Subway: Line 1 Yonge-University has three stations here: Sheppard-Yonge (interchange with Line 4 Sheppard east to Don Mills), North York Centre and Finch, the line's northern terminus. Downtown is reached directly on Line 1.
- Regional buses: Finch station is a hub for GO Transit services to areas north of Toronto.
- Highway 401 crosses Yonge Street just south of Sheppard Avenue.
- The planned Yonge North Subway Extension would continue Line 1 north of Finch into Richmond Hill; it is expected to take about a decade to build.
Housing
Housing is mostly condominium apartments in towers along Yonge Street, with low-rise houses on the residential streets behind them. Ontario's rent increase guideline (2.1% in 2026, 1.9% in 2027) does not apply to units first occupied after November 15, 2018, so check when a unit was first occupied.
There is no official rent figure for North York City Centre alone; Statistics Canada's experimental data put the average asking rent for a two-bedroom apartment across Toronto at $2,660 a month in the first quarter of 2026.
For families
Mel Lastman Square and North York Central Library are at the centre, and the residential streets east and west of Yonge are quieter. Earl Haig Secondary School is nearby on Princess Avenue. Your designated schools depend on your exact address; check them with the TDSB's Find your school tool.
Evenings and nightlife
Mixed evenings
Yonge Street has many restaurants, cafés and some bars, busy into the evening; the area is not known as a nightlife district.
Worth knowing before you move
Honest trade-offs newcomers mention. They are not reasons to avoid a place.
- Yonge Street here is a wide, busy road; flats facing it can be noisy.
- Many rentals are in newer condominium buildings exempt from the provincial rent increase guideline.
- Highway 401 crosses Yonge Street just south of Sheppard Avenue; check traffic noise at addresses close to it.
