District

Neubau (7th district)

A small, very dense inner district west of the centre, between Mariahilfer Straße and Lerchenfelder Straße. Shops, cafés and the MuseumsQuartier, mostly 19th-century buildings and private rentals, very little green space and the U3 through its middle.

Overview

Neubau is one of Vienna's inner districts, bounded by Lerchenfelder Straße to the north, Mariahilfer Straße to the south, the Gürtel to the west and the MuseumsQuartier to the east. It is small: 1.6 km² with 31,513 residents on 1 January 2024 and a density of 19,595 people per km², more than four times the city average. Its population grew by only 2.3% between 2014 and 2024.

It was formed from the former suburbs of Neubau, Altlerchenfeld, St. Ulrich, Schottenfeld and Spittelberg.

Character

  • Shopping and culture: Mariahilfer Straße and Neubaugasse are major shopping streets. The MuseumsQuartier, with the Leopold Collection, and the Volkstheater are on the district's eastern edge.
  • Population: 67% Austrian citizens, 18% EU citizens and 15% other nationals on 1 January 2024; Germans were the largest foreign group (8.7% of residents). The average age was 42.
  • Built environment: most buildings date from before 1919 (about 1,141 of 1,609), and only 9% of the area is green space or water, the lowest share of any Vienna district.
  • Cars: 29 cars per 100 residents, below the city average of 36.

Getting around

  • U3
  • U2 (edge)
  • U6 (edge)
  • U3 runs through the district (Neubaugasse, Zieglergasse) and reaches Volkstheater and Westbahnhof on its edges.
  • U2 stops at Museumsquartier and Volkstheater on the eastern edge.
  • U6 stations on the Gürtel (for example Burggasse–Stadthalle) are on the western edge.
  • Neubaugasse is planned to become a station of the future U5.

Housing

Neubau is a district of private rentals: in the 2021 census, 68% of residents lived in privately financed rentals, only 7% in municipal housing, 12% in owner-occupied homes and 5% in cooperative flats.

With so many pre-1919 buildings, many flats fall fully under the Tenancy Act, which caps the basic rent with the Vienna reference value (€6.74 per m² from 1 April 2026, plus surcharges and deductions). There is no official rent figure for the district.

For families

Green space is scarce: the city counts 17 parks in the district, and green space and water make up only 9% of its area. Kindergarten places are allocated through the city's central registration; see our family guide.

Evenings and nightlife

Lively nightlife

Spittelberg's pubs are popular with students, and the MuseumsQuartier and the Volkstheater are cultural venues on the district's edge.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • The least green district in Vienna; check how far the nearest park is.
  • If noise matters to you, ask whether a flat faces the street or a courtyard, especially near Mariahilfer Straße and Neubaugasse.
  • Municipal (7%) and cooperative (5%) housing play a small role here; expect to rent privately.
