District

Landstraße (3rd district)

A large, dense inner district south-east of the centre, between the Vienna River and the Danube Canal. Mostly older apartment buildings and private rentals, the Belvedere and Rochusmarkt, and good connections on the U3 and U4.

Overview

Landstraße lies in the south-east of central Vienna, bordered by the Vienna River (Wienfluss) and the Danube Canal. It had 98,398 residents on 1 January 2024, about 4.9% of the city's population, on 7.4 km², a density of 13,292 people per km², almost three times the city average (4,656). Its population grew by 13.8% between 2014 and 2024, faster than Vienna overall (13.5%).

Neighbourhoods include Erdberg, the area around the Rennweg and St. Marx.

Character

  • Landmarks: the Belvedere palace and gardens (home of the Austrian Gallery), the Hundertwasserhaus and the KunstHausWien, the Konzerthaus, and the St. Marx Cemetery with Mozart's grave.
  • Everyday life: the Rochusmarkt is the district's permanent food market.
  • Population: 62% Austrian citizens, 18% EU citizens and 19% other nationals on 1 January 2024; the average age was 41, the same as Vienna's.
  • Built environment: most buildings date from before 1919 (about 1,895 of them), and only 22% of the district's area is green space and water, compared with a citywide high of 82% in Hietzing.

Getting around

  • U3
  • U4
  • U3: Rochusgasse, Landstraße, Kardinal-Nagl-Platz, Schlachthausgasse and Erdberg.
  • U4: Stadtpark and Landstraße.
  • Trams, buses and S-Bahn lines add further connections; check the WienMobil app for routes.

Housing

Landstraße is a district of rented flats. In the 2021 census, 51% of residents lived in privately financed rentals, 22% in municipal or other public housing, 12% in owner-occupied homes and 9% in cooperative flats.

Many flats are in buildings from before 1919, where the Tenancy Act usually applies fully and the basic rent is capped by the Vienna reference value (€6.74 per m² from 1 April 2026, plus surcharges and deductions). There is no official rent figure for the district.

For families

The city counts 38 parks in the district, and the Belvedere gardens are within the district. Green space is limited compared with outer districts, so check the distance to the nearest park when you look at flats.

Evenings and nightlife

Mixed evenings

Mostly residential streets, with cultural venues such as the Konzerthaus.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • A dense district with a high share of older buildings; ask about heating, insulation and the operating-cost statement.
  • Only about a fifth of the area is green space; check the distance to the nearest park if you have children or a dog.
