Overview

Bondi Beach is a beach and the surrounding suburb 7 kilometres east of the Sydney CBD, in the Waverley Council area of the Eastern Suburbs. At the 2021 census it had 11,513 residents, 48.7% of them born in Australia; the most common other countries of birth were England, New Zealand, the United States, South Africa and France. With about 10,386 people per square kilometre in 2023, it is often described as one of Sydney's most densely populated suburbs.

Character

Life centres on the beach and Campbell Parade, the main street, with cafés, restaurants and hotels facing the sand. Bondi Pavilion, on the beach, is a community cultural centre with a theatre, gallery and studios. The beach is the finish of the annual City to Surf fun run in August and draws many visitors all year.

Getting around

  • Bondi Junction station and bus interchange (Sydney Trains Eastern Suburbs line)
  • There is no railway station in the suburb. The nearest is at Bondi Junction, the eastern terminus of the Sydney Trains Eastern Suburbs line, which has a bus interchange above the station.
  • Use the Transport for NSW trip planner to check bus connections to Bondi Junction and the city from a specific address.

Housing

Bondi Beach is densely built, so ask about building facilities, noise and parking when you inspect. Of the council areas covered by the HomiStart Sydney neighbourhood pages, Waverley had the highest median rent in April–June 2026 (see below).

For families

At patrolled beaches, swim between the red and yellow flags. Use the NSW School Finder to check catchment schools for a specific address.

Evenings and nightlife

Lively nightlife

Campbell Parade and nearby streets have many cafés, restaurants and hotels, and the beach draws visitors throughout the year.

Worth knowing before you move

Honest trade-offs newcomers mention. They are not reasons to avoid a place.

  • The southern end of the beach has a well-known rip current; always swim between the flags.
  • The beach receives many visitors throughout the year; expect crowds close to the beach.
  • Rents in Waverley are well above the Greater Sydney median.
